Getting a wooded lot ready to build: what clearing involves
Buying a wooded lot is exciting, but there is real work between the trees you have and the clear, level spot your builder needs. Here is what land clearing usually involves, so you know what to plan for.
1. Walk it and mark it first
Before any machine shows up, walk the property and decide what stays. Mark the house pad, the driveway route, the septic and well areas, and any trees you want to keep. A few good trees near the house can add shade and value, so it pays to choose them on purpose.
2. Clear the brush and small trees
Undergrowth, buckthorn and smaller trees usually come out first. Forestry mulching grinds this material right where it stands and leaves a layer of mulch behind, which helps hold the soil instead of leaving bare dirt.
3. Take down the larger trees
Bigger trees in the building area are cut and removed. Logs can often be hauled off or left for firewood, depending on what you want.
4. Deal with the stumps
Stumps in the house, driveway and septic areas need to come out or be ground down below grade. Stumps left in the wrong spot can cause settling and problems later.
5. Leave it ready for the next crew
The goal is a clean, open site the excavator and builder can start on right away, with access for trucks and a plan for drainage. Good clearing makes every step after it go smoother.
